Description
Karin is the head of the Real Estate Group at A/C/R. She has experience advising on the development of real estate projects, especially housing, warehouse, infrastructure and equipment projects, in matters of urban planning law, construction, acquisition of properties to execute projects, regularization of real estate, concessions and tenders, public and private, among others. In matters of real estate joint ownership, she advises our clients on the effective application of this regulation in their various projects, as well as their regularization.
Likewise, Karin focuses her practice on the representation of clients before authorities such as the Ministry of National Assets, the Ministry of Transport and Communications, Municipalities and Comptroller General of the Republic.

Relevant Experience
• Dekra Revision Técnica SpA on the tender process and awarding of four contracts for new technical vehicle inspection stations in the Metropolitan, Ñuble, Bío Bío and Valparaíso Regions, central Chile, real estate leasing and subsequent construction.
• Sonda S.A., the largest Latin American IT service provider, on its Data Centre construction contract, drafting the bidding conditions, construction contract and terms for bidders, together with the architectural review of the project.
• Rezepka Inmobiliaria on the development of real estate projects, property acquisitions, property title investigations, procurement of building permits, drafting of joint ownership regulations, drafting of the model Promise to Purchase agreements, and the subsequent sale of various kinds of real estate, such as warehouse facilities, apartment buildings, and office space.
• Aki KB Minibogedas SpA on self-storage centre projects, participating in the complete execution of each. Also advised on all matters regarding local permits for project construction. Nevasa, asset manager that finances real estate projects, on due diligence and contracts required for financing authorisation for developing projects.
• Banco Santander on the development of the Work Café project throughout the country, including property title investigations, permit application, pre-project and project review. Also on the renovation and adaptation of its new stadium in Santander’s Country Club in Peñalolen, central Chile, including the strategy for the final acceptance of the works, which must comply with the new road requirement of the tax law and its reforms to the General Law on Urban Planning and Construction.
• Colegio San Marcos, educational network, on the regularization of land, subdivisions and real estate of our client’s schools. Our work has included the drafting of contracts, transactions and agreements with Catholic diocese in Chile, which establishes schools in the country. Also on the review of the titles deeds and regularization of errors found regarding land merger and subdivision and on the sale of real estate to San Marcos school, working together with architects to decide the strategy to regularise said errors, as well as those found regarding the boundaries of the different buildings where the school is located.
• The Church of Jesus Christ of Latter-Day Saints of Chile on the acquisition of real estate, real estate mergers, building regularization and establishment of easements for their properties throughout the country. We have also advised on negotiations with the local authority regarding expropriations that would affect our client’s chapels.
• Agrícola Vertical Ltda. On the search of land, property title investigations and the contract drafting for the sale of real estate and use-based áter rights, for the development of Stevia crops.
• Sura Asset Management on due diligence for office lease agreements, building permits, building contracts, joint ownership property law, among others, to purchase three buildings in Santiago.
• Solarpack Chile Limitada in various lease contracts, acquisition of assets, easements and energy generation projects, as well as conflicts with project financing and guarantees.
• Unilever in the regularization of its properties and facilities in the Metropolitan region, and in the purchase and sale contracts for some properties and warehouses.
